Part D defines the benchmarks for each portfolio to compare results at the end of the investment period. Part A Investing in bonds is one of the most challenging investment decisions that investors have to make. This is due to the wide variety of bonds that exist on the market in the financial services. This therefore gives the investor not only a wide range of choices but also one of which has many risks. Corporate bonds are good investment areas for financial institutions but also have inherent risks associated with them and the investor must evaluate this first before buying them (Choudhry, 2011, p. 57). In choosing the particular corporate bonds, we were guided by a number of factors. One of them is that the corporate bonds we selected have higher yields within a short time when compared to others like government bonds.   Given the time period that we intend to invest in these bonds, the high risks which are always associated with high yielding bonds can be offset during the short period. We also needed a lump sum and dependable income that is steady and allows us to preserve our princip al investment. All the corporate bonds we selected from financial institutions have higher rating which makes the safety of our investment guaranteed as seen through the likelihood of repayment of our principal investments and the expected annualized interest. Moreover, we chose corporate bonds as opposed to government bonds because of the diversification of sectors, the quality of credit, and the structure of bonds which are almost in tandem with our objectives for investments (Choudhry, 2004, p.33). The diversity of corporate bonds means that we have more options to choose the most dependable bonds that give better repayment of our principal investment of 20 million pounds while allowing us to market the bonds easily at the end of the one year period. Because of the variety of industries in which we have bought our bonds, we will have different benchmark indexes used in each of the industry to enable us to discern the broader performance of the market. Our result at the end of the investment period will be evaluated against the benchmark indexes set by the European Central Bank, the UK Central Bank, and the US Federal Bank. Occasionally, bond investors are supposed to choose a market index or a combination of market indexes which act as the portfolio benchmarks and helps in tracking the performance of the bonds in a given market segment (Maginn, Tuttle McLeavey, 2010, p. 36). With our investment, there are different market segments ranging from finance to housing and will help in tracking the returns on a buy-and-hold basis. Moreover, our benchmark indexes does not attempt to determine the most attractive securities so that we are able to compare actively managed performance portfolio among the selected bonds. Several factors may cause each of the portfolios to perform differently from the benchmark in what is known as tracking error. However, the tracking error is always positive and is equal to the annualized standard variance of monthly surplus returns (Fabozzi, Martellini Priaulet, 2006, p. 45). The tracking error will help us to identify investment choices in the future in case we decide to invest in bonds after the period of one year. The benchmark indexes used in our portfolio management have sufficient securities for easier buying. The benchmarks we have selected for each portfolio to present an unambiguous and transparent approach, gives clear weights of securities constituted in the benchmark. It is also considered that the benchmark indexes have securities that can be purchased in the market or reflect the performance of the markets in that sector. We have also considered that the benchmark indexes selected are priced on a daily basis to allow comparison of our performance on a daily basis in the one year maturation period. Moreover, the availability of historical data relates to each of the benchmark index selected for the portfolio is important because it will help us at estimate the returns we anticipate from our investment. We also anticipate that the selected benchmark indexes have a low turnover so that it is not difficult for us to base the allocation of portfolios on the index whose composition changes frequently. We have also considered the liquidity of our portfolios and selected benchmark indexes with short duration while avoiding benchmarks with greater risks even with less liquidity and higher interest rates. The selected benchmarks meet the liquidity profile of our investment and thus serve as essential tools which will be useful during our investment period. Another consideration for selecting each of the benchmark has been the range and diversity of our securities and bonds. At that time, Morse just came back from the continent of Europe, who has just begun to start the application of photography, which was still a new process during that time. During his classes as a student of photography, his incredible and exceptional talent and skill in photography was observed and noticed. He was able to quickly realize and find out about his natural ability and gift in taking daguerreotypes and photographs, mostly portraits of renowned Americans. County Backs Plan for Inland Port in the Glades Essay The commissioners in Palm Beach County found the need to support the construction of an inland port because it would give employment opportunities for the locals. Summary: A vote of 5-2 was the result of the discussion among Palm Beach County commissioners favoring the development of an inland port in the area. They believe that this would help the locals obtain more jobs that are within the county, which means easier access and less wasting of time travelling from one place to the other. Locals do not have to commute to other nearby cities for their jobs and lose precious family time. Also, this plan would help develop the county in economic terms. Analysis: While many people came to the commission chambers to support the plan, there were also activists who disliked the idea due to environmental reasons. It was very difficult to determine whose side had a better argument because the other has the welfare of the locals in mind while the other tries to defend nature and the fact that people should not just develop land over the glades. There were no words from the water district officials but the â€Å"activists said that Florida Crystals’ land sits in the middle of a potential pathway for restoration, which could recreate the historic flow of water from the lake to the Everglades† (Sorentrue â€Å"County Backs Plan for Inland Port in the Glades†). Conclusion: Although both sides had strong arguments as to whether or not the inland port should be constructed, it should be pointed out that the welfare of the people should be put first. The inland port would not take over the whole of Everglades and if environmental procedures were done properly so as to do no or at least minimal harm on nature, then it will be a win-win situation. The commissioners should make sure that they do not agree to this because it would bring them money but that they agree to this because it is what the people need. They also have to ensure that they do minimal damage to nature while developing the land.

Motivation in the workplace Essay

Motivation is the desire to do something. It plays a huge role in any workplace. You want your employees happy and wanting to come to work. People who work for the love of their job are showing intrinsic motivation. Intrinsic motivation refers to performing an activity for the inherent enjoyment or satisfaction derived from the activity. (Levin, et al., 2012). A worker motivated by extrinsic factors may be there just for the money and other benefits. It is motivation which keeps an employee performing and striving to become better at doing their job. There are different ways of motivation, theories, and pro and cons of financial incentives pertaining to the workplace. There are different ways to motivate people in the workplace. Redesigning jobs is one way to motivate people at work. When you are redesigning jobs, you may want to consider job rotation. Job rotation is a way of keeping the employee from boredom of the same routine. Job rotation also gives the employee the opportunity to develop skills and knowledge in other areas within the job. Job enlargement is another redesigned job to help motivate employees. It involves adding on tasks at the same level of skill and responsibility. By giving employees more tasks, it is hoped to make jobs more interesting, which might increase production and job satisfaction. Increasing job involvement may also motivate an employee. Having employees involved in decisions that affect their works have a positive impact on their motivation. Using money as a motivator is also way to motivate people at the workplace. The opportunity to earn more money motivates some employees to increase productivity. There are two types of pay for performance programs. One type is called piece rate pay. It is when an employee is paid a fixed amount for each unit of production. In other words, you get paid for the work you complete. Another type of pay for performance is called merit-based pay plans. Merit pay involves the supervisor meeting with the employee to discuss the employee’s work and to award an increase or a bonus based on their performance. Another motivator for the workplace is alternative work arrangements. An alternative work arrangement is any arrangement which is different from the tradition nine to five while still getting 40 hours a week. Employees receive the same pay and benefits as they would if they were working the traditional schedule. Flexible work time is an alternative work arrangement. Our book states that employee on this work arrangement are expected to work eight hours and to be there during core hours, but they are free to work their remaining hours however they choose. (Youseff & Noon, 2012). Flex time helps employees meet the difficulties of family life, illness and personal emergencies. It also decrease employee stress, reduce sick leave, and increase productivity. Another alternative work arrangement is called compressed work week. For this arrangement, workers still work the 40 hours a week, but they do it in ten hour work day four days a week. Some employees may enjoy having a full day off during each work week to other things. The down side to compressed work week is it can increase fatigue which can decrease production. Telecommuting is also an alternative work arrangement. This arrangement is working from home. Working from home can be a problem for some because they can be easily distracted by their home life. For enhancing my own motivation at work, I would keep a positive attitude about things. I will stay motivated my surrounding myself with positive motivated people. I will do my best at my job and do what needs to be done to get my job done. I will be a team player and offer my help when need be. I would also keep in mind that I do not spend 24 hours at work. I would also take breaks during the work day so I won’t be stress. On my days off, I would relax and prepare myself for the work week. Maslow’s hierarchy of needs and Alderfer’s existence relatedness growth (ERG) theory are two content theories of motivation in a workplace. Content theories are theories that identify what motivates people. Both of these theories are similar because they recognize various types of needs as a hierarchy. Maslow needs are organized hierarchically. The five parts of the hierarchy are from bottom to top are: physiological needs, safety, belonging, self-esteem, and self-actualization. According to Maslow’s (1954) view of individual needs, job satisfaction is said to exist when the job and its environment meet an individual’s needs. (as cited in Brown, & Sargeant, 2007). Alderfer’s theory is in three categories: existence, relatedness, and growth. Existence relates to Maslow’s physiological and safety needs. Relatedness is similar to Maslow’s belonging needs. Growth is like Maslow’s self-esteem and self-actualization needs. Although both of these theories have needs that motivate worker, they also have differences. The difference between these theories is Maslow believed that you have to fulfill these needs in order to move to the next level of needs. Alderfer’s did not believe that each level had to be attained in sequence before moving on to the next. Alderfer’s believed that employee’s motivation can come from more than one level of needs. There are pros and cons for using money as a motivator in the workplace. The pros to using financial incentives in the workplace are employees job satisfaction may increase. Employees may want to do their job well to receive promotions. The employees are happy because they make more money and the employer is happy due to the company running well because of the hard work being done. The cons to financial incentives is that every employee may not get the same amount of financial incentives and that may lead to feelings of unfair treatment at work. In conclusion, motivation is very important in the workplace. Some ways to motivate people at work is to redesign jobs so they become bored. Alternate work arrangements may motivate people at work also. There are different theories that help us understand what motivate people in the workplace, such as Maslow’s Hierarchy of Needs, which is broken down in five levels. There are also pros and cons how financial incentives can play a part in at work. In the workplace you want to do your best to keep employees motivated to run a successful company. Drug Cartel Violence Along the Mexican Border Essay

In lines thirty-five through forty-five of Ian McEwan’s Black Dogs, June and Bernard stand upon the precipice of a cliff in the French countryside. The particular description in this section, when teamed with June’s observations as they near the cliff, provide a startling comparison to June’s inner turmoil and the changes inherent to the baby she carries within her womb. Like her own future prospects, the path’s trajectory is a â€Å"steep descent† that fills her with anxiety and place June and Bernard’s relationship and imminent future into the context of a fall. Like the â€Å"bright, empty space† of â€Å"baking rock dropping three hundred feet† , their future stretches out before them and represents the unknowable nature of human relationships. However, perhaps more important in relating to June’s anxiety is her own awareness that such a physical descent of the earth could as easily be seen in as the physical and mental transformation she will go through in becoming a parent. The danger she senses is not merely the physical danger of their present but the psychological and emotional danger inherent to their own relationship with one another and their future child. The couple’s relationship in particular is vulnerable to the chasm that opens up before them with the knowledge of this new life and responsibility. Like the earth at the bottom of this open space, they can guess what the future will bring when they return to England but they cannot truly understand the context of what such a journey entails. There is the sense that they will look back upon this moment for a significance that they can only partially understand. On July 16, 2009, James Bone’s article for the London Times reported a series of murders that had just taken place in Mexico. Michoacan, where the killings have taken occurred, is an area of Mexico along the Pacific coast. As the country’s primary source of opium and marijuana, Michoacan hosts a great deal of drug cartel activity and violence– the most recent being when a dozen federal agent bodies were found on a highway in the mountains. These anti-drug agents are among several who have been killed this year in a series of attacks. This killing spree is reported to have been sparked by the arrest of Arnoldo Rueda Medina, a commander of La Familia cartel, which took place in Morelia– Michoacan’s capital. Seven cities came under attack from La Familia shortly after Medina’s arrest, including the tourist sites of Patzcuaro and Zitacuaro. The twelve bodies that were found on the highway– one woman and eleven men– marks the most severe attack thus far. Found with the bodies were death threats from La Familia, saying â€Å"†¦Join its ranks or leave† and â€Å"Let’s see if you try to arrest another one†, alluding to Medina being arrested. La Familia’s killing spree is reported to be a turning point in the long-standing Mexican drug war, as they are now killing federal agents directly. Some believe this proves that the arrest of Medina was a serious setback for the cartel. According to Jorge Chabat, a drug expert, the cartel’s operations have been negatively affected and they are showing signs of weakness rather than strength. Putting an end to this cartel, however, is seemingly an endless task– and due to La Familia having penetrated the legal system and obtaining protection, it is difficult to speculate when this violence is going to end. Widely considered a great influence on the early designs of architect Louis I.Kahn, Anne Griswold Tyng was, in her own right, an architectural visionary, theorist, and teacher. Background: Born: July 14, 1920 in Lushan, Jiangxi province, China. The fourth of five children, Anne Griswold Tyng was the daughter of Ethel and Walworth Tyng, Episcopal missionaries from Boston, Massachusetts. Died: December 27, 2011, Greenbrae, Marin County, California (NY Times Obituary). Education and Training: 1937, St. Mary‘s School, Peekskill, New York.1942, Radcliffe College, Bachelor of Arts.1944, Harvard Graduate School of Design*, Master of Architecture. Studied Bauhaus with Walter Gropius and Marcel Breuer. Kahn: When 25-year-old Anne Tyng went to work for Philadelphia architect Louis I. Kahn in 1945, Kahn was a married man 19 years her senior. In 1954, Tyng gave birth to Alexandra Tyng, Kahns daughter. Louis Kahn to Anne Tyng: The Rome Letters, 1953-1954 reproduces Kahns weekly letters to Tyng during this time. In 1955, Anne Tyng returned to Philadelphia with her daughter, purchased a house on Waverly Street, and resumed her research, design, and independent contract work with Kahn. Anne Tyngs influences on Louis I. Kahn architecture are most evident in these buildings: 1951–1953, tetrahedronical ceiling and openly geometric staircase in the Yale University Art Gallery, New Haven, Connecticut1955, cubes and pyramidal shapes making up the Trenton Bath House, Trenton, New Jersey1974, grid of symmetrical square design of the Yale Center for British Art, New Haven, Connecticut I believe our creative work together deepened our relationship and the relationship enlarged our creativity, Anne Tyng says of her relationship with Louis Kahn. In our years of working together toward a goal outside ourselves, believing profoundly in each other‘s abilities helped us to believe in ourselves. Tyng was a lecturer and researcher at her alma mater, the University of Pennsylvania. Tyng was widely published and taught Morphology, her own field of study based on designing with geometry and mathematics- her lifes work: 1947, developed the Tyng Toy, a set of interlocking, plywood shapes that children could assemble and re-assemble. A Tyng Toy kit could be put together to build simple but usable objects, which could then be taken apart and re-assembled to make other objects. Childrens furniture and toys included a desk, easel, stool, and wheeled toys. The Tyng Toy, featured in the August 1950 Popular Mechanics magazine (page 107), was exhibited in 1948 at the Walker Art Center in Minneapolis, Minnesota.1953, designed City Tower, a 216-foot high, geometrically intricate building for Philadelphia. In 1956, Louis Kahn envisioned tripling the height of the City Tower Project. Although never built, a model was exhibited in 1960 at the Museum of Modern Arts exhibit Visionary Architecture in New York City, with Kahn giving little credit to Tyng.1965, Anatomy of Form: The Divine Proportion in the Platonic Solids, research project funded by a grant from the Graham Foundation, Chicago, Illinois.1971, Urban Hie rarchy exhibited at AIA in Philadelphia. In a Domus Magazine interview, Tyng described the design of square houses along spiral roadways as a cyclical sequence with recurring symmetries of squares, circles, helixes and spirals. 1971–1974, designed the Four-Poster House, in which the structure of a modernist Maine vacation home is geometrically integrated with a piece of furniture, the four-poster bed.2011, Inhabiting Geometry, a walk-through exhibit of her lifes work of shapes and forms at the Institute of Contemporary Art, University of Pennsylvania and the Graham Foundation, Chicago. Tynge on City Tower The tower involved turning every level in order to connect it with the one below, making a continuous, integral structure. Its not about simply piling one piece on top of another. The vertical supports are part of the horizontal supports, so it is almost a kind of hollowed-out structure. Of course, you need to have as much usable space as possible, so the triangular supports are very widely spaced, and all the triangular elements are composed to form tetrahedrons. It was all three-dimensional. In plan, you get an efficient use of space. The buildings appear to turn because they follow their own structural geometric flow, making them look like they are almost alive....They almost look like they are dancing or twisting, even though theyre very stable and not really doing anything. Basically the triangles form small-scale three-dimensional tetrahedrons that are brought together to make bigger ones, which in turn are united to form even bigger ones. So the project can be seen as a contin uous structure with a hierarchical expression of geometry. I am really excited about my discovery of a two volume cube, which has a face with divine proportions, while the edges are the square root in divine proportion and its volume is 2.05. As 0.05 is a very small value you cant really worry about it, because you need tolerances in architecture anyway. The two volume cube is far more interesting than the one by one by one cube because it connects you to numbers; it connects you to probability and all kinds of things that the other cube doesnt do at all. The key is to first find a cause you’re passionate about, and then get involved. A little over half of all applicants to Fordham University aren’t admitted, so don’t take a rejection to heart. A Film Review - Essay Example All the changes that the characters undergo, however slight it may seem, affects their future and shows how they are all connected and how they affect each other though they may not realize it. Each of the three attempts to save Manni ends differently but the ability to go back in time and to repeat her day allow her to reconsider her decisions and to make a better one. Along the way she encounters people that she bumps into in the streets and her actions show that time does not only affect her but also these people whose future is projected after their chance meeting. First is the woman who has a baby in the stroller that she bumps into, then the guy who tries to sell her a bike, then Mr. Meyer coming out of a driveway and the bank employee. The other people she sees along the way also have an effect on how she is able to solve the problem and how they interact in her future. Her father and his mistress is an important part of finally having a different decision. Additionally, the slight differences such as the dog on the stairs, the group of nuns, the bank security guard, the old woman Lola asks for time, the ambulance, and the blind lady who lent Manni the phone card al l have participations in what happens and how their future play out. The first attempt is a failure where Lola dies as she comes too late and Manni had already entered the grocery store declaring robbery. At first she goes to her father who is an executive at a large bank but he refuses to give her money and sends her away. When she finds Manni inside blaming her for being too late, she enters and takes a gun she doesn’t know how to operate and Manni tells her to take off the safety. They made a run for it but the police caught up and one was surprised and fired a gun to Lola and she dies. In this first attempt, the woman with the stroller loses her child to child services and
